What we expect:

You have graduated from a Finnish law school and want to work with assignments related to real estate, mergers and acquisitions and private equity. Due to the nature of our assignments, you should have excellent proficiency in Finnish and English. Other language skills, such as Swedish, are considered as assets. We also appreciate a high eagerness to learn new things and a willingness to take up new challenges.

For the associate positions either you are newly graduated with experience from a business law firm in fields of real estate, mergers and acquisitions or private equity as a trainee or you have already gained some working experience in said fields of law after your graduation. For the senior associate position you have at least 3 years of experience in real estate, mergers and acquisitions or private equity related assignments from a business law firm.

Cibus acquires retail portfolio of five assets

Aleksandra advised a major Nordic retail investor Cibus Nordic Real Estate AB (publ) on the acquisition of a grocery portfolio of 5 grocery and retail assets from a Finnish property development company. Cibus’ shares are listed on Nasdaq First North in Stockholm.

OP-Rental Yield acquires a residential property

Aleksandra advised OP-Rental Yield, a special investment fund managed by OP Real Estate Asset Management Ltd, on its acquisition of a residential property from the Finnish construction company YIT. The acquired property is located in Oulu, Finland. The acquired residential property is a part of the residential complex developed by YIT.

The target property is currently under construction and is planned to be completed in 2021.

Cibus acquires retail portfolio of 18 assets from Trevian

Aleksandra advised a major Nordic retail investor Cibus Nordic Real Estate AB (publ) on the acquisition of a major grocery portfolio consisting of 18 retail and grocery assets. The sellers are entities managed by Trevian Asset Management.

Cibus’ shares are listed on Nasdaq First North in Stockholm.

Genesta divests a major logistics property located at the Helsinki Metropolitan area

Aleksandra advised GNRE Fund II, a Luxembourgian fund managed by Genesta, on its divestment of the fully leased major logistics property that is comprised of 66,900 square metres and awarded with BREEAM In-Use Good certificate. The property is located in the Juvanmalmi industrial area in Espoo, Finland.

Aleksandra advised GNRE Fund II on the acquisition of the target property in 2018.

Renor divests a share in an office property

Aleksandra advised Renor, a major Finnish real estate development company, in an arrangement wherein the majority share in a office property was sold to Trevian Finland Properties I. The 31,000 square metres property is located in Lahti, Finland.

Union Investment acquires a CBD office property in Helsinki

Aleksandra advised a major German real estate investor Union Investment, acting on behalf of the open-ended special real estate fund DIFA-Fonds Nr. 3, on the acquisition of an office property located in the Helsinki city centre (so called Martha House). The fully let multi-tenant building was originally constructed in 1900.

Varma develops the largest conference hotel in Helsinki

Aleksandra advised Varma Mutual Pension Insurance Company on negotiations regarding the development and leasing of the central Helsinki’s largest conference hotel with an overall lettable area of approximately 22,000 square metres and 350 hotel rooms. The construction will start in 2020 and is expected to be completed in 2022. The hotel under development was leased to Scandic Hotels Oy, an affiliate of Scandic Hotels Group Ab (Publ).

Antilooppi disposes a historic CBD property

Aleksandra advised Antilooppi on its divestment of a historical warehouse property in downtown Helsinki. Antilooppi is a major Finnish property investor founded by two major pension insurance companies in the Nordic countries, Finnish Ilmarinen and Swedish AMF.

Disposal of H&H Tuonti Oy

Aleksandra advised sellers in their divestment of H&H Tuonti Oy to an affiliate of Bergman & Beving AB, a Swedish company listed on Nasdaq Stockholm. H&H Tuonti Oy is a Finnish company focusing on import and wholesale of tools, machines and accessory for fastening as well as on construction, design and sales of negative pressure machines.

Cibus makes several acquisitions

Aleksandra advised major Nordic retail investor Cibus Nordic Real Estate AB (publ) on the acquisitions of four retail properties. The sellers comprised of a construction company as well as private investors.

Cibus’ shares are listed on Nasdaq First North in Stockholm.

OP-Rental Yield acquires a prime residential portfolio

Aleksandra advised OP-Rental Yield, a special investment fund managed by OP Real Estate Asset Management Ltd, on its acquisition of a portfolio of ten residential properties with 547 apartments. The seller was a fund managed by LocalTapiola Real Estate Capital Funds Ltd.

The properties contained in the portfolio have been built between 2014 and 2016 and the properties  are located in the Helsinki Metropolitan Area as well as in other major Finnish university cities.

Kielo acquires an office building

Aleksandra advised Kielo, a real estate company managed by Brunswick Real Estate, on its acquisition of an office building from Finnish Centre for Pensions. The 12-floor office building serves as the headquarters of Finnish Centre for Pensions and is centrally located in the Pasila business district of Helsinki.

OP-Rental Yield acquires a light industrial property

Aleksandra advised OP-Rental Yield, a special investment fund managed by OP Real Estate Asset Management Ltd, on its acquisition of a light industrial property located at Kauklahti industrial area in Espoo, Finland. The acquired property serves as headquarters and manufacturing plant of Lumene Oy, a Finnish manufacturer of cosmetics.

 

CapMan acquires a historic Helsinki CBD property

Aleksandra advised CapMan Nordic Real Estate II FCP-RAIF, a luxembourgian fund managed by CapMan, on its acquisition of a historic office and retail property in Helsinki CBD.

The property is the fund’s third acquisition to its City Pearls portfolio investing in prime and unique office and retail properties in central Helsinki.

Antilooppi acquires Stella Business Park complex

Aleksandra advised Antilooppi in its two separate acquisitions of three office properties located at Stella Business Park complex in Leppävaara Espoo. The office properties Stella Nova and Stella Solaris were sold by Elo Mutual Pension Insurance Company and the office propery Stella Luna was sold by Fennica Properties I non-UCITS fund. Aleksandra also advised Antilooppi in its acquisition of the office property Stella Terra from Cronwell Property Group and its capital investor partner in June 2018. The combined purchase price for Stella Business Park complex was EUR 63 million.

Antilooppi is a major Finnish property investor founded by two major pension insurance companies in the Nordic countries, Finnish Ilmarinen and Swedish AMF Pensionsforsäkring.

OP-Rental Yield acquires a 18-floor residential property

Aleksandra advised OP-Rental Yield, a special investment fund managed by OP Real Estate Asset Management Ltd, on its acquisition of a residential property from the Finnish construction company YIT. The residential 18-floor property is a part of the Hertsi complex, which is comprised of retail, care and residential premises and located at the Herttoniemi district of Helsinki. The purchased residential property is currently under construction and is planned to be completed in Spring 2021.

The executed transaction is the largest single property transaction in the history of OP-Rental Yield.

Our team has grown

Commerz Real acquires Tripla office complex

Aleksandra advised major global real estate investor Commerz Real on its acquisition of a high-rise Tripla Workery office complex for its open-ended real estate fund Hausinvest from the Finnish construction company YIT. The office complex located in the Pasila district of Helsinki is currently under construction, and it will comprise three office towers with the overall lettable area of approximately 50,000 square metres. The office towers are a part of Tripla complex which is Finland’s largest ongoing urban development project and the executed transaction is the largest single office property transaction in the history of YIT. Telia Finland’s head office will, among others, be located in the office towers.

2018

Redito acquires a portfolio of 16 daily-goods properties

Aleksandra advised a major Nordic retail investor Redito on its acquisition of a retail portfolio comprised of sixteen properties mainly let to Kesko, Tokmanni and S Group. The seller of the portfolio was Elite Kiinteistökehitysrahasto I fund and the purchase price of the portfolio was approximately EUR 44,500,000.

Cibus acquires a portfolio of six daily-goods properties

Aleksandra advised major Nordic retail investor Cibus Nordic Real Estate AB (publ) on its acquisition of a portfolio of six properties let to Kesko and Tokmanni. The sellers were funds managed by WasaGroup Funds Oy, a Finnish real estate fund manager and developer. The purchase price for the portfolio was EUR 30 million. Cibus is a real estate company listed on Nasdaq First North in Stockholm.

Ilmarinen disposes a warehouse property to Sagax

Aleksandra advised Ilmarinen Mutual Pension Insurance Company on its disposal of a warehouse property located in Vantaa to an affiliate of the Swedish listed property investment company AB Sagax (publ). The property comprised of 62,300 square metres of lettable area. Out of the purchase price, SEK 165 million was paid through 4,900,000 newly issued series D shares, corresponding to 1.8 percent of the capital and 1.2 percent of the votes in AB Sagax (publ).

CapMan develops its hotel fund

Aleksandra advised CapMan’s hotel fund on leasing arrangements with Scandic Hotels and Lapland Hotels wherein the parties signed several new lease agreements and extended existing lease agreements. Following the new lease agreements, the maturity of the entire portfolio was extended to 19.2 years. CapMan Hotels RE Ky fund was established in 2008 and it currently manages 30 hotel properties in Finland and Sweden.

OP Toimitilakiinteistöt divests a multi-use property to eQ

Aleksandra advised OP Toimitilakiinteistöt on its divestment of a modern multi-use property located in Tampere, Finland next to Tampere University Hospital to eQ Hoivakiinteistöt, a Finnish property fund managed by eQ Asset Management. The property is let to multiple health industry-oriented tenants including Pirkanmaa Hospital District.

Kielo acquires office properties

Aleksandra advised Kielo, a real estate company managed by Brunswick Real Estate, on its acquisition of two office properties located in Turku CBD, Finland from Turun Teknologiakiinteistöt. The buildings are fully let to the City of Turku.

Genesta acquires a landmark office property from Niam

Aleksandra advised GNRE Fund II, a Luxembourgian fund managed by Genesta, on its acquisition of the landmark office property Porkkalankatu 3 located in Ruoholahti Helsinki, Finland. The seller was a fund managed by Nordic real estate investor Niam. The building was previously the headquarters of Kemira.

Kielo acquires office property

Aleksandra advised Kielo, a real estate company managed by Brunswick Real Estate, on its acquisition of an office property located in Lahti CBD, Finland.

Cibus acquires retail and grocery properties

Aleksandra advised a major Nordic retail investor Cibus Nordic Real Estate AB (publ) on its two separate acquisitions of a total of three assets to its portfolio in Finland. The main tenants at the properties are Tokmanni, Lidl and Halpa-Halli. Cibus’ shares are listed on Nasdaq First North in Stockholm.

CapMan divests a hotel portfolio

Aleksandra advised CapMan’s hotel fund on its divestment of a hotel portfolio comprising of six hotel properties located in Finland to French investor Corum Asset Management, which was acting on behalf of its fund Corum Convictions SCPI. The hotels comprise 870 rooms and have long-term leases with Scandic Hotels and Holiday Club. The purchase price of the portfolio was EUR 72.4 million.

Skanska divests an office property to Senaatti-kiinteistöt

Aleksandra advised Skanska CDF on its divestment of a prime office building under construction to Senaatti-kiinteistöt with a total purchase price of approximately EUR 53 million. The property is located at the Sörnäinen area in Helsinki, Finland and the construction of the property will be completed during 2019.

Antilooppi acquires two office properties from Cromwell Property Group

Aleksandra advised Antilooppi in its acquisition of two multi-let office properties with a total lettable area of approximately 17,700 square metres from Cromwell Property Group and its capital investor partner. The properties are located at business disctricts of Vallila in Helsinki and Leppävaara in Espoo, Finland and the purchase price of the transaction was approximately EUR 43,1 million. Antilooppi is a major Finnish property investor founded by two of the largest pension insurance companies in the Nordic countries, Finnish Ilmarinen and Swedish AMF Pensionsforsäkring.

Aleksandra advised Antilooppi in its acquisition of an office property located in Helsinki, Finland from Aberdeen Standard Investments. The acquired property is situated in the Vallila business district where various large companies have their headquarters. Antilooppi is a major Finnish property investor founded by two of the largest pension insurance companies in the Nordic countries, Finnish Ilmarinen and Swedish AMF Pensionsforsäkring.

Renor disposes a landmark property in the Tampere city centre to Trevian

Aleksandra advised Renor, a major Finnish real estate development company, in its disposal of a landmark property located in Tampere, Finland to special investment fund Trevian Finland Properties I. The sold PMK-building is located on the edge of Tampere CBD area, in a rapidly developing location, approximately 600 meters from the railway station. The building was originally built as a sales office and warehouse for cotton industry in 1937, from which the name PMK-building derives from.

Aleksandra receives outstanding recognition in Chambers Europe 2018

Aleksandra is ranked in the 2018 edition of Chambers Europe.

Chambers says: “A promising new firm entering the rankings this year due to its growing recognition in the market. Advises on significant transactions and is a popular choice with international funds investing in Finnish real estate. Additionally acts for construction and development clients.”

According to Chambers, clients describe the team as “effective,” and praises Aleksandra’s “very good understanding of the underlying business.” Further, another Chambers’ source adds that “they are very prudent” and “their response time is very good.”

In addition to the above, Samuli Palin is ranked in Chambers’ highest category (Band 1) for individual real estate lawyers. Pursuant to Chambers, Samuli Palin receives clients’ praise for his “excellent negotiation skills” as well as his “superior commercial understanding.”

Sirius disposes EUR 767 million portfolio in an IPO

Aleksandra advised the real estate funds Sirius Fund I Grocery and Sirius Fund II on disposal of entire holdings of the funds to the newly-established Cibus Nordic Real Estate AB, which is being listed on Nasdaq First North in Stockholm, where the first trading day of the company’s share is 9 March 2018. The funds remain as shareholders of Cibus Nordic Real Estate AB.

The total value of the disposed portfolio is EUR 767 million and it is comprised of 123 daily-good assets with a total area of 437,860 square metres. Aleksandra also advised the funds in the majority of 26 acquisitions, which were made since 2015 to compile the disposed portfolio.

Genesta acquires logistics property from J.P. Morgan

Aleksandra advised GNRE Fund II, a Luxembourgian fund managed by Genesta, on its acquisition of the 66,680 square metre logistics property Juvan Teollisuuskatu 25 located in Espoo, Finland. The seller was a fund managed by J.P. Morgan Asset Management.

2017

UB Nordic Property carries out forward funding development project in Sweden

Aleksandra advised special investment fund UB Nordic Property on its investment in a research, development and office development project in Sweden by way of a forward-funding transaction. The research, development and office centre is constructed for a subsidiary of Cargotec Corporation. Simultaneously with the entering into of the project, a long-term triple net lease agreement was signed with the subsidiary of Cargotec Corporation. The project is expected to be completed during the autumn of 2018.

Veritas invests and finances major development project in Espoo

Aleksandra advised Veritas Pension Insurance Company on its investment and financing of a development project in Espoo, Finland, comprising of a high-end, 192-room hotel, and two apartment hotels to be built to the west of the Matinkylä metro centre and the Iso Omena shopping centre extension. The project also includes a new shared underground car parking facility with a capacity for 231 vehicles. The project is expected to be completed by the end of 2020 and has a total project value of approximately EUR 60 million. Aleksandra also advised Veritas in relation to the financing of the development project.

Exilion divests landmark headquarter property to Deutsche

Aleksandra advised Exilion on its disposal of a landmark headquarter property, known as the former headquarters of Nokia Corporation, comprising of two office buildings and a parking facility located in Keilaniemi, Espoo, to a fund managed by Deutsche Asset & Wealth Management. The office buildings have a lettable area of approximately 31,000 square metres and the parking house has approximately 1,250 parking spaces. The total underlying property value for the transaction was approximately EUR 164 million, corresponding to a net initial yield of approximately 4.65 per cent.

The property now sold is a part of the entity Exilion acquired from Nokia Corporation in 2012. In addition to the property now sold, partners at Aleksandra Attorneys also advised Exilion in both the initial acquisition from Nokia Corporation in 2012 and the office building sold to AXA in 2014.

Fennia divests core office property to Varma

Aleksandra advised Fennia Mutual Insurance Company on its disposal of a prime office building located at Eteläesplanadi 8, in the central business district of Helsinki, Finland, to Varma Mutual Pension Insurance Company. Fennia has completed a major refurbishment of the building. The office building has approximately 5,400 square metres of leaseable office and retail space added with approximately 1,300 square metres of meeting and other shared facilities.

OP Group disposes office properties to Antilooppi

Aleksandra advised entities belonging to the OP Group on their disposal of office properties to Antilooppi Ky. The properties are located in the Helsinki metropolitan area, and the combined lettable area is approximately 15,900 square metres. The sale was part of a series of transactions where Finland’s largest financial group executed the disposal of a major office portfolio.

OP Group disposes office property to eQ Finnish Real Estate

Aleksandra advised entities belonging to the OP Group on their disposal of an office property to Special Investment Fund eQ Finnish Real Estate. The property is BREEAM certified with a total lettable area of approximately 6,800 square metres. It is part of a modern business park complex in the Aviapolis office district in Vantaa, Finland. The sale was part of a series of transactions where Finland’s largest financial group executed the disposal of a major office portfolio.

Antilooppi disposes light industrial property to Murata

Aleksandra advised Antilooppi Ky, a major Finnish property investor founded by two of the largest pension insurance companies in the Nordic countries, Finnish Ilmarinen and Swedish AMF Pensionsforsäkring, on its disposal of a light industrial property to an affiliate of Murata Manufacturing Co., Ltd. The total area of the property is 23,500 square metres.

CapMan funds dispose two office properties to Areim

Aleksandra advised Capman Real Estate I Ky and CapMan RE II Ky, two real estate funds managed by CapMan, on their divestment of two office properties in Helsinki (Elimäenkatu 9 and 15), Finland to a Swedish fund managed by Areim. The joint total area of the properties is 25,200 square metres.

Exilion develops a major hotel complex in historic Helsinki central railway station

Aleksandra represented Exilion in negotiations regarding both the long-term lease agreement and project agreement regarding the development of a hotel in downtown Helsinki, Finland. A limited partnership, with Exilion, Elo Pension Company, the State Pension Fund of Finland and Veritas Pension Insurance, as limited partners, is developing one of Finland’s largest hotels in the historic Helsinki central railway station. The project covers an overall lettable area of approximately 25,000 square metres and has almost 500 hotel rooms. The hotel under development has been leased to Scandic Hotels Oy, an affiliate of Scandic Hotels Group Ab (Publ), with a long-term lease agreement.

Aleksandra advised Capman RE II Ky on its disposal of major shopping centre Skanssi, located in Turku, Finland, to a fund managed by CBRE Global Investors. Skanssi shopping centre has a LEED Platinum rating and contains a wide range of stores specialising in fashion, home décor and leisure, as well as several services, including citizen service, restaurants, a bank and a hypermarket. Shopping centre Skanssi has a lettable area of approximately 37,230 square metres

Aleksandra advised Capman Real Estate I Ky on its disposal of shopping centre Entresse located in Espoo Centre, Finland, to a fund managed by Barings Real Estate Advisers. The shopping mall offers a lettable area of approximately 10,000 square metres across 40 units, as well as a heated garage providing space for 300 cars.

Skanska disposes office property Aviabulevardi I to Niam

Aleksandra advised Skanska on its disposal of the office property Aviabulevardi located in Vantaa, Finland, to Niam. The total value of the contract is EUR 36 million. The leasable office area is 9,000 square metres. The property was designed to meet the requirements of the latest version of the LEED environmental certificate.

Genesta divests shopping centre Liila to eQ Finnish Real Estate

Aleksandra advised Genesta’s fund GNBRE (Genesta Nordic Baltic Real Estate Fund I) on its disposal of the shopping centre Liila located in Suomenoja, Espoo, Finland, to Special Investment Fund eQ Finnish Real Estate. Liila is a major shopping centre focused on home and interior design. The shopping centre is approximately 23,600 square metres and includes tenants Lidl, Power, Toys R Us and Vepsäläinen.

Genesta divests major office property to Areim

Aleksandra advised GNBRE Fund I, a Luxembourgian fund managed by Genesta, on its divestment of a major office property in Helsinki, Finland (Atomitie 5) to a Swedish fund managed by Areim. The property has a lettable area of over 26,000 square metres.

Sirius funds reach investments of EUR 800 million

Aleksandra has advised Sirius Fund II in multiple acquisitions of retail properties. With these acquisitions, the Sirius Fund II is now fully invested. Over the past few years, the Sirius Fund II has assembled, together with its predecessor fund Sirius Fund I, a daily-goods portfolio with a total value of approximately EUR 800 million. We have advised Sirius on approximately four-fifths of all such acquisitions.

Sirius completes acquisition of retail and office property from Tristan

Aleksandra advised Luxembourgian Sirius Fund II on its acquisition of a retail and office property located at Mannerheimintie 160, in Helsinki, Finland, from an affiliate of European Property Investors Special Opportunities 4 (EPISO 4), an opportunistic fund advised by pan-European real estate investment manager Tristan Capital Partners.

Sirius acquires retail property portfolio from Trevian

Aleksandra advised Luxembourgian Sirius Fund II on its acquisition of six retail properties from Trevian Retail Fund I and Trevian Retail II. The properties are located in the Helsinki metropolitan area, as well in other fast growing urban areas in Finland. The properties are currently leased to the retail stores of the S Group and Kesko Corporation, Finland’s two largest grocery trade companies.

Genesta acquires landmark office property from J.P. Morgan

Aleksandra advised GNRE Fund II, a Luxembourgian fund managed by Genesta, on its acquisition of the landmark office property Hämeentie 11 (Sörnäinen) located in Helsinki, Finland. The seller was a fund managed by J.P. Morgan Asset Management. The building was the previous headquarters of Helsingin Osuuskauppa Elanto.

UB Nordic Property invests in traffic service station property

Aleksandra advised special investment fund UB Nordic Property on its investment in a traffic station development project by way of a forward funding transaction. The constructor of the development project is NCC, and the occupiers of the property are Neste Corporation and an affiliate of Kesko Corporation.

Exilion signs letter of intent for the Tripla hotel project

Aleksandra is representing Exilion in the Tripla hotel project. Exilion has signed a letter of intent with YIT Corporation on the execution of the hotel for the Tripla project in Helsinki, Finland. The hotel will be constructed by YIT Corporation and will have an area of approximately 17,800 square metres and approximately 430 rooms. The hotel will be one of Finland’s largest in terms of capacity. It is expected to be completed during the beginning of 2020.

Sirius acquires a grocery store

Aleksandra advised Luxembourgian Sirius Fund II on its acquisition of a grocery store from pension fund Verso. The property is let to an affiliate of Kesko Corporation.

Sirius acquires retail centre

Aleksandra advised Luxembourgian Sirius Fund II on its acquisition of a retail centre located in Iisalmi, Finland. The property is fully let to an affiliate of Kesko Corporation.

UB Nordic Property enters into its first investment in Finland

Aleksandra advised special investment fund UB Nordic Property on its acquisition of the Galleria shopping centre, located in Espoo, Finland. The Galleria’s anchor tenant is an affiliate of publicly listed Kesko Corporation.

The transaction was UB Nordic Property’s first investment in Finland. The fund commenced its investment activities in the spring of 2016 and has since made several investments in targets in Denmark, Finland, Norway and Sweden.
